The upward trend continues as Dublin home values continue their price increase. Most homes are still getting more than what they were listed for as there is still plenty of competition between the Buyers. I was recently out on a Sunday looking at a few homes (didn’t have enough time during our normal broker tour) and many listings had multiple cars arriving/leaving just as I did. There may be a slowdown this month with many people taking vacations for the Easter break, but the demand is definitely there. Summer is closing in so if you need to make repairs/improvements, now is the time. You are more likely to get your money back, in this market, compared to others.
As of April 9, 2014, there were 74 total units (detached homes, condominiums, and townhomes) available for sale in the Dublin market. Thirty one of those total listings are either condos or townhomes. There are 118 homes pending and the inventory is at 1.37 months (a decrease from last month).
Just SOLD
I recently sold the house that I put on the market. We ended up receiving multiple offers with over 180 people walking through the two days of open houses. The closing details are on the back (see Cardigan). There are plenty of buyers still out there looking and a number of them specifically looking for 4 bedrooms. Dublin Open Space Initiative of 2014
While at this year’s St. Patrick’s Day Festival, I came across a group of people getting signatures for an open space initiative. The initiative is to preserve Doolan Canyon and the western Dublin hills from development. I will admit that I had not heard of Doolan Canyon, but it is east of Fallon road and just west of the more popular Collier Canyon in Livermore. Apparently, developers (Pacific Union) are proposing a 1,900-unit residential subdivision covering 1,450 acres in Doolan Canyon. If you go to Dublin’s city website, you can see the current development project list. There are currently over 2,600 units (excluding the Pacific Union project) that have already been approved for development. This is in addition to those that are already on the list and are currently being sold (Positano, Jordan Ranch, etc.).
Since then, I have learned that there is a second initiative (Let Dublin Decide). One of the sponsors of the 1st initiative is claiming that the 2nd initiative was created by to developers. As a resident, you owe it to yourself to get informed about these initiatives as a vote will be coming.
