Although the summer season has given buyers more of a selection, it has not increased the inventory as much as one might have expected, now that we are in the month of July.
As of July 10, 2014, there were 115 total units (detached homes, condominiums, and townhomes) available for sale in the Dublin market. Forty one of those listings are either condos or townhomes. There are 128 homes pending and the inventory is at 1.51 months.
New Developments Open Models
Esprit at Dublin Station and Park Central in San Ramon opened their models not too long ago as construction continues on both new developments. Esprit features townhomes located close to the eastern BART station and Park Central features condominium near the Ironhorse Trail on the northern edge of Bishop Ranch (off of Norris Canyon) in San Ramon. Esprit (by DR Horton) features 2 to 4 bedroom units and up to 3.5 bathrooms. The smaller residences start at approximately 1,207 sq. ft. and the largest unit (residence 5) goes to approximately 1,848 sq. ft. Two car attached garages complete the residences and the starting prices are in the mid to upper $600K’s. Park Central (by KB Home) features smaller units (2-3 bedrooms) starting from 944 sq.ft. up to 1,014 sq.ft. approximately. The 2-car tandem garages are detached and the price range for these condominiums start in the low $500K’s range. International Buyers Continue to Invest In U.S.
Favorable exchange rates, affordable home prices, and rising affluence abroad continue to drive international buyers to the U.S. to purchase properties and make real estate investments. According to the National Association of REALTORS®’ 2014 Profile of International Home Buying Activity , for the period April 2013 through March 2014, total international sales have been estimated at $92.2 billion, an increase from the previous period’s level of $68.2 billion.
International buyers and recent immigrants purchased homes throughout the country, but four states accounted for 55 percent of the total reported purchases - Florida, California, Arizona, and Texas. Florida remains the destination of choice, claiming a 23 percent share of all foreign purchases. California comes in second with 14 percent, Texas with 12 percent, and Arizona with 6 percent. According to realtor.com®, the top five cities searched online by international buyers in 2014 were Los Angeles, Miami, Las Vegas, Orlando, and New York City.
