Market is STILL Hot Area home prices have steadily risen since December and they have yet to show signs of slowing. We did have a number of neighborhood homes that came on the market the last week of February (including the one listed below), but the inventory is still off, compared to the amount of Buyers that area looking. Correctly priced homes are getting offers within a week and most seem to be multiple. Take a look at the closing prices compared to the listing prices on the back page. Whether you are thinking about relocating or downsizing, now may be the best time to get the highest price for your home. As we get closer to the summer, more houses tend to come on the market which means things may stabilize or adjust downward a bit. As of March 12, 2014, there were 67 total units (detached homes, condominiums, and townhomes) available for sale in the Dublin market. Twenty nine of those total listings are either condos or townhomes. There are 112 homes pending and the inventory is at 1.81 months (a decrease from last month).
Just Listed And Now Pending I recently listed a 4 bedroom, 2 bathroom home at 7738 Cardigan St. in Dublin. The home is 1,475 sq.ft. with an additional 264 sq.ft. patio room. The lot size is 7,684 sq.ft. and there is a Trex deck and older spa. There is also side yard access. The list price is $569,000, but we are now pending with multiple offers. St. Patrick’s Day Festival The 31st annual Dublin St. Patrick’s Day festival is on March 15th & 16th and I always encourage residence to go. There will be a weekend of festivities starting with the “Irish Happy Hour” and the “Green & White Gala” with visiting guests from Bray Ireland (our sister city). I will not have a booth there this year, but I hope to have one in 2015. The Firefighter’s annual pancake breakfast will be on the 15th at the Donohue and Amador Valley Blvd. fire station right before the Dublin Lion’s Club Parade. The annual Shamrock 5K Fun Run & Walk will be on Sunday the 16th at 8:30am (register at www.active.com. The festival runs from 10am. to 5pm. both days.
