Back in So Many Ways We have seen an amazing turnaround in the market through the last nine months and although home sales prices are not where they were pre-recession, some closing prices have recorded in that range. Due to things happening so fast, the data numbers are everywhere, but the trend has definitely been up. Now that school has started, new listings have slowed from the early summer pace and as a result, we are having a shortage as we saw in the spring. The investors seemed to have tapped out in the middle of the summer as prices continued to rise, but that helped first time home buyers get an opportunity to purchase with fewer all cash offers coming in. I wrote on several listings this spring and summer bidding over asking price to give my Buyers a chance. Many of those listings went to all cash buyers or way over asking price. Currently, there is only one detached active listing under $600,000 and that is at a size of 1,116 sq.ft. Home sale prices for the 2nd quarter of 2013 have seen another increase and that will probably carry over into the 3rd quarter. With the inventory so low, Buyer’s will still be looking for homes through the fall and winter. As of October 9, 2013, there were 88 total units (detached homes, condominiums, and townhomes) available for sale in the Dublin market. 41 of those total listings are either condos or townhomes and 111 homes were still pending on that date. Inventory is at 1.38 months, which is a definite sign of a Seller’s market.
New Developments in Dublin from East to West With a bounce back in the market, builders are moving strong to build and sell communities that have been in the works for a long time. Some of the communities have new builders for the same lots, but that’s what happens when you have a market slow down and companies have to protect their bottom line.
